These programs are excellent when developing a project.  Performa’s can be done on a monthly basis to show a schedule of completion of construction, draw downs on your construction financing, construction interest, partial leases, and finally permanent financing and all phases in between.  It takes the guess work out the development.

Computer Investment Analysis

Counseling with our clients helps us understanding their needs and objectives are.  Long term financial security may be the objective of an elderly couple.  When we go over the tax ramifications of selling for cash and examine alternative investment returns, they may decide a first or second mortgage is better.  Perhaps a secure ground lease would be the perfect investment vehicle.  Perhaps a rolling option would work best.  For the young aggressive investor, a tax deferred exchange allows him or her to quickly pyramid their real estate portfolio.  All listings are marketed locally, regionally through VTCPE and nationally through the Society of Exchange Counselors.  You can be assured your property is getting maximum exposure and your property is represented by experts with your interests in mind.

After 32 years in the real estate business, we know what it takes to put a transaction together.  Our philosophy is Win /Win and we can offer suggestions that satisfy both parties in the negotiations. Seldom do we conclude negotiations on a sour note.  We are often hired to conclude negotiations on the purchase, sale or lease of a real estate asset that is already underway by the interested parties.  In such cases we are careful not to be seen as “experts”; hired to do harm to the other party.  Rather, we see our roll as facilitators to conclude negotiations or stay in the background in an advisory roll until negotiations are concluded.

A lease is what generally establishes value to any income property so it is important to do it right.  We understand what is necessary to conclude lease negotiations and try to stay focused to the objectives at all times.  Steven Bushey has taught leasing in Vermont and Massachusetts and understands the process.  He has successfully negotiated hundreds of leases in his years in real estate.  His experience covers everything from pre-leasing multi-story building office buildings, long-term master leasing a multi-tenanted industrial rehab, to 70 year ground leases.  Experience counts in lease.
